                                                                 FIRST TIME BUYER TIPS

 

  • Get a copy of your credit report.
  • Determine how much you can afford.  Lenders generally say your mortgage should be about 25% of your gross monthly income.
  • Figure out how much you have for a downpayment. 
  • Start interviewing agents so you'll have a good one when the time comes to start looking.
  • Pin down the basics for your search - mainly heighborhoods you like that will accomodate your family's needs, schools, recreation, commute to and from work, shopping and most importantly, price range you can afford.
  • Keep an open mind when looking to a home's potential.  Remember, carpet/flooring can be replaced, walls can be painted, old kitchen can be updated - is the floor plan right for you and your family?
  • Find a qualified inspector - a qualified professional should be affiliated with the Amercian Society of Home Inspectors or with The American Association of Home Inspectors.  Inspections should include a/c system, interior plumbing, electrical systems, roof, visible insulation, attic, walls, ceiling, floors, windows, foundations and basements, appliances and outdoor plumbing.
  • The inspection report will show any major problems and such can be negotiated with the seller or you can back out of the deal based on the terms and conditions of the purchase contract.
